THE BEFORE
A 1900's three story home sat forlornly on a stunning three acre piece of waterfront property at the end of "The Neck." Time and lack of attention had taken its toll on the statuesque property. The views over Harding's Beach, Nantucket Sound and the Oyster River however, were simply superb.
The interior spanned three levels with multiple additions and subtractions over the years resulting in a style little suited to today's request for open spaces. The views were also being blatantly ignored by the current home. All heating systems, plumbing and electrical would need to be completely stripped. A guest house sat in virtual ruin on the side of the property. It was quite simply the perfect "before."
THE PROCESS
Due to the age of the existing structure, Minglewood Homes worked closely with Historic Commission, Planning Board, and the zoning board of appeals to realize their vision and the rebirth of this special property.
The property was divided into two parcels with the easternly portion sold to a neighbor. The remaining piece included the old house, guest house, 147' frontage on the Oyster River and drop dead views over Nantucket Sound.
The original center of the home was found to be structurally sound and saved, with two later addition wings being removed. The interior was gutted to the studs, saving the main staircase. All of the original granite foundation stones were also saved to use as a walkway in the new home. The home was then lifted off its foundation and supported by steel beams while a new foundation was relocated to better appreciate the beautiful waterviews.
THE AFTER
The finished home encompasses 4800 s.f. of living space on three levels. The main floor includes a spacious living room with barrel vaulted ceilings, formal dining room with double-sided fireplace, home study, exceptional gourmet kitchen with center island and spacious first floor master suite with private bath. All rooms view either Nantucket Sound or the Oyster River. American cherry floors run throughout the first floor imparting warmth and a sense of timelessness.
The second floor offers two guest bedrooms, each with private baths, stunning views and access to a 50 x 30 second level deck. An additonal guest suite with a private staircase faces the Oyster River with its own private bath and viewing deck.
The third floor offers a cozy study/library with access to the roof deck with 180 degree waterview over Nantucket Sound.
